Fixing Leaks on Corrugated Iron Roofs

Corrugated iron sheets can withstand a substantial amount of beating due to their durability and strength. However, these roofing sheets are vulnerable to both excessive moisture and damage from high winds.

Typically, each roofing sheet is affixed to either wooden or metal trusses using nails or screws. Sometimes, these fasteners can rust, which eventually can cause leaks. Strong winds, on the other hand, can detach the roofing sheets, which again leads to leaks.

How do you fix leaks on your home's metal roof and prevent further damage and costly repairs or replacement?

If the leak is caused by the fasteners, the first thing that you need to do is to inspect the screws or nails used on the roof. Make sure that you walk on the row instead of walking between rows in order to prevent bending in the metal sheets.

If you notice nails that have been raised, remove these using a nail bar. After that, replace the nails that have been removed with aluminium screw nails. Position the replacement fastener just next to the area where the nail has been previously located. If you used screws as fasteners, remove those that have rusted heads using a cordless drill with a screw tip attachment.

After replacing the rusted fasteners, apply a coating of urethane roof cement on the new fastener by using a plastic putty knife.

Finally, check the caulk seams near the upper edges of the flashing used near pipes and vent ducks. If there are gaps or cracks, remove the caulking using a wire brush. After that, apply urethane roof cement.

On the other hand, if the leaks are caused by loose roof panels, you will first need to look for the gaps in the areas of overlap. 

Clean your roof and remove debris and rust from the surface of the roofing sheets using a wire brush. Pay special attention to the gaps. Afterwards, apply a layer of base coat before covering the base coat with glass membrane fabric.

If there are holes that need to be patched up, make sure that you use a corrugated roofing sheet similar to the one installed on your home.
